We are committed to serving individuals and families of low-to-moderate income to help make homeownership a reality. The HOP is a down-payment and closing cost assistance program tailored to lower-income homebuyers. You may be eligible to receive up to $30,000, and up to $10,000 may be forgiven. Eligibility restrictions apply. Program is subject to funding availability.
The LTS 2nd Mortgage program was created to give eligible homebuyers the opportunity to borrow funds for their down-payment; up to 20% of the purchase price! Eligibility restrictions apply.
Our programs require that homebuyers participate in a pre-purchase education course, and obtain a certificate.

Getting Prequalified: The first step to buying a home is getting prequalified through a primary Mortgage lender. This is where a lender determines if you're in a good place to buy a home, and how much house you can afford. Do you have a favorite bank or credit union that you love working with? That's the perfect place to start! It's never a bad idea to shop around with different lenders and explore different programs that best fit your needs. We work with a variety of different Mortgage lenders. Once you've been prequalified with your lender, we are better able to determine if you're a good match for one our programs.
Shopping For A Home: Now that you've received a letter of pre-qualification, it's time to find a realtor and shop for a home! This is the most exciting part (aside from getting the keys and moving in!) Be mindful of your budget, and what types of things you're looking for in a home. Your realtor will be a tremendous resource in helping you find the perfect home for right price.
The Loan Process: Generally, the Mortgage Loan process takes anywhere from 45-60 days. There are a lot of things happening behind the scenes after you've made your offer, and a lot of different people working together hand-in-hand to get your Mortgage ready for the closing table! This can feel like the longest part, but it won't be long before the keys to your new home are in your hand. It's worth the wait!
